One of these properties was a highly unique 143-hectare landholding known as “Le Lake Retreat”, a private retreat-turned-tourist destination.
The picturesque property in a secluded valley featured 10 hectares of stunning lakes, a three-bedroom lakeside cabin, beaches, jetties, breathtaking landscaped semi-formal and ornamental gardens featuring 12 gazebos, multiple waterfalls, and a plethora of sculptures and artworks sourced from a UK studio. It also included an office, sheds and equipment.

The landowner was also under investigation by authorities for pre-selling lots to investors on land that could not be developed. Erwin Edlinger was appointed to market and sell the property to the highest bidder. Erwin generated 5 Offers and was able to sell and transact to a key developer Client in his extensive developer network.

ER successfully revitalized the Beeliar Gardens Land Estate, previously managed by a local residential agent, which had seen the project sales stagnate for an extended period of time.
ER coordinated a comprehensive project repositioning, introducing a fresh marketing strategy and approach. This initiative encompassed the implementation of new project signage, an innovative online marketing strategy, a revised pricing approach, and a renewed focus leveraging ER’s robust database of 500 builders. In just four months from appointment, ER not only sold all remaining lots but also successfully concluded the project for our key developer client, marking a swift and effective project turnaround.

Effective Residential was engaged to manage the sale of a significant Gidgegannup portfolio comprising the iconic 143-hectare Le Lake Retreat and nine adjoining development lots along Toodyay Road. Le Lake Retreat represented one of the region’s most unique private landholdings, while the neighbouring lots — nearly 176 hectares zoned Urban under the MRS — offered substantial long-term development potential.

This large portfolio of properties – a significant development site – comprised nearly 176 hectares and was zoned ‘Urban’ under the Metropolitan Region Scheme and ‘General Rural and Rural Residential’ under the City of Swan’s Town Planning Scheme.
